Preparing Your Rental Property for Winter
As temperatures begin to dip and the chance of precipitation increases, your investment property may require additional seasonal maintenance. Let us handle the task of coordinating preventative maintenance before it becomes an emergency! When was the last time your furnace was serviced? Gutters cleaned? 1. Furnaces
Annual maintenance of your furnace is important to:
Protect your investment and extend the life of the equipment.
Maintain efficiency and help keep operating costs down.
Keep it safe and reduce liability.
Ensure reliability and avoid untimely breakdowns. A small yearly expense (dependent on type of furnace) will keep your furnace tuned and more than pay for itself over the life of the equipment.
2. Duct Cleaning
Cost depends on the size of home and the number of systems.
3. Dryer Vent Cleaning
Failure to clean dryer vents and lint buildup is the leading cause of dryer fires.
4. Gutters and Downspouts
Should be inspected and cleaned regularly. Cost varies based on square footage and number of stories.
5. Roof Sweeping and Moss Treatment
Normally done in conjunction with the gutter cleaning. Cost varies depending on the roof size, pitch, condition and height.
6. Chimney Cleaning
Recommended to be performed with every cord of wood, or every two years (whichever comes first).
7. Additional Winterizing
Drain underground sprinkler systems. Wrap exposed pipes. Drain and cover exterior hose bibs.
8. Property-Specific Concerns
Does your property require additional care? Examples: water feature/pond, exposed sprinkler pipes, unheated areas.

Spring is just around the corner and with it, thoughts of erasing the wear and tear of winter. Let us handle the time-consuming process of coordinating preventative maintenance for you. 1. Yard Clean
Trees and Shrubs - prune dead and damaged branches. Mulch, de-thatch, fertilize lawns.
2. Exterior Maintenance
Power wash siding, driveways, sidewalks, patios and decks. Re-stain, re-paint, and repair deck and/or fencing as needed. Patch or replace and paint worn wood.
3. Gutters & Downspouts
Should be inspected and cleaned regularly. Clogged gutters cause water damage when rainwater backs up over the gutter and spills over the side of a house.
4. Roof
Normally done in conjunction with gutter cleaning. Roofs should be swept, moss removed, inspected for necessary repairs, and replaced as needed.
5. Chimney Cleaning
Should be scheduled with each cord of wood, or a minimum of every two years.
6. Home Exterior
Check weather stripping. Check siding for cracks, caulk, and inspect paint for any peeling or chipping areas.
7. Furnace/Air Conditioner
Annual maintenance will protect your investment and extend the life of the equipment. Service A/C unit and clean the air conditioner condenser.
8. In-ground Irrigation System
Turn on, adjust settings, and make repairs as needed.
9. Basement & Foundation
Check for cracks and leaks to keep your basement dry. Inspect perimeter of the home and yard for proper drainage.
10. Dryer Vents
Is your dryer a fire hazard? As many as 16,000 fires start in the laundry room each year. Lint from your clothes dryer can build up and catch fire.
